How long does it take to get set up?
Most teams are live within 48 hours. We handle all the technical setup — channel configuration, data import, and agent training. You tell us how you want things to work, and we take care of the rest.
Do I need to replace my current CRM?
No. DwellBridge works alongside Reapit, Salesforce, Zoho, and other systems. We connect to your existing tools so your portfolio data stays in sync without migration headaches.
Will tenants know they are talking to AI?
Your agent communicates under your brand, on your channels. Most tenants simply notice they are getting faster, more consistent responses. When human judgement is needed, the agent hands off to your team seamlessly.
What size portfolio is DwellBridge designed for?
DwellBridge works for portfolios from 10 to 10,000+ properties. The Starter plan covers up to 50 properties, Growth handles 51 to 250, and Enterprise is designed for larger portfolios with custom workflows.
How are emergencies handled at 3am?
The same way they are handled at 3pm — with full context, clear triage, and immediate escalation to the right person. Your agent classifies severity against your policies and UK regulations, then routes the case accordingly. No message is ever missed.
Compliance
What compliance obligations does DwellBridge track?
Six inspection types — gas safety, EICR, EPC, fire risk assessment, asbestos survey, and legionella risk assessment — plus certificate expiry dates, tenancy deadlines, and licensing requirements. Every property shows a clear compliance state: compliant, at risk, or breached.
Does DwellBridge support Awaab's Law requirements?
Yes. Awaab's Law response timelines for damp, mould, and hazards are tracked automatically from the moment a report is received. SLA timers, breach states, and escalation paths are enforced by the system to ensure you meet every deadline.
How does the breach state system work?
Every property has a compliance state: compliant, at risk, or breached. States transition automatically based on certificate expiry dates, inspection deadlines, and SLA timers. At-risk alerts give you time to act before a breach occurs.
Can I generate compliance reports for regulators?
Yes. DwellBridge maintains a complete audit trail of every action, inspection, and communication. You can generate compliance reports with full evidence chains for regulators, boards, or auditors at any time.
Technical
What communication channels does DwellBridge support?
WhatsApp, SMS, voice calls, email, and Telegram. The system automatically selects the best channel for each recipient based on their preferences and delivery history, with automatic fallback if a message is not delivered.
How does the AI triage maintenance requests?
Every incoming repair request is automatically classified by severity (emergency, urgent, routine), matched to the right contractor specialism, and routed through your workflow. The AI considers UK housing regulations, your SLA policies, and historical data to make accurate triage decisions.
What happens when the AI cannot handle a request?
The agent escalates to your team with full context — the conversation history, triage classification, and any relevant compliance information. Your team picks up exactly where the AI left off, with no information lost.
Does DwellBridge have an API?
Yes. DwellBridge exposes a RESTful API for integrations. We also support webhooks for real-time event notifications. Our CRM integrations with Reapit, Salesforce, and Zoho use these APIs to keep your data in sync.
Pricing
How is DwellBridge priced?
Flat monthly pricing based on portfolio size — Starter (up to 50 properties) at £649/month, Growth (51 to 250) at £1,200/month, and Enterprise (250+) with custom pricing. We do not charge per tenant, per unit, or per message.
Is there a free trial?
We offer a personalised demo using scenarios from your actual portfolio. That is more useful than a generic trial because you see exactly how DwellBridge handles your types of cases.
Are there any additional fees for channels or messages?
No. All communication channels — WhatsApp, SMS, voice, email — are included in your plan within fair usage. There are no per-message or per-call surcharges for typical maintenance operations.
What does the onboarding fee cover?
The one-off setup fee covers CRM sync, channel configuration, SLA policy setup, agent training on your specific workflows, data import, and go-live support. We handle the technical work so you can be confident from day one.
Security
Where is my data stored?
All data is hosted in the UK. We are GDPR compliant and working towards ISO 27001 certification. Your tenant data never leaves the country.
How does DwellBridge handle tenant data privacy?
All tenant data is encrypted at rest and in transit. Access is scoped by organisation — no user can access data from another organisation. We process data under strict Data Processing Agreements and comply with UK GDPR requirements.
Are voice calls recorded?
Voice call recording requires explicit consent, which is obtained at the start of each call. Recordings are stored securely in UK data centres and are accessible only to authorised users within your organisation.
What happens to my data if I cancel?
Your data is retained for 90 days after contract termination to allow for export. After that, it is permanently deleted from our systems unless retention is required by law. You can request a full data export at any time during your subscription.
